03How a maintenance visit works
Tell us the whole list, not just the worst item
Most properties have several things waiting rather than one emergency. Knowing all of it up front is what decides which trade comes and what goes in the van, and it is the difference between one visit and three.
We measure before we price
Temperatures at the grille, pressure at the condenser, the meter with everything closed, adhesion on a wall before it gets painted. Numbers first. Nothing gets opened on a hunch and nothing gets priced before we know what the work is.
You hear the finding and the cost before we start
The fault, the price, and what happens if it is left. Then you decide. Nothing gets done because a technician was already on site and it seemed easier to carry on.
Recurring faults get diagnosed, not repeated
If something has been fixed before and has come back, the previous fix was treating a symptom. We look for why it recurs, which occasionally means telling you the real problem is a different trade entirely.
04What we do not do
Why a villa is a different job
A flat has one entrance door the building owns, uniformly concrete walls, and plant that somebody else maintains. A villa has roof-mounted condensers in full sun, its own pump and tank, long pipe and refrigerant runs, outdoor circuits, external timber, boundary walls, a rendered facade taking the whole daily temperature swing, and often a pool and irrigation as well. All of it is yours to maintain, and almost every fault behaves differently because of where the equipment sits. That is the part a generic maintenance company gets wrong, and it is why every page on this site is written for a house rather than for a flat.
What we do not do
We maintain and repair. We do not build, we do not renovate, and we do not fit out. We do not build pools — we look after ones that already exist. When a job belongs to a contractor rather than a maintenance team we say so, which costs us work and is still the right answer.

Describe it in as much detail as you can — which rooms, when it started, whether it changed suddenly or drifted, and everything else on the list while you are at it. The more specific you are, the better prepared we arrive.
