Villa Irrigation and Garden Systems
Irrigation is the villa system most likely to be quietly wasting a large amount of water, because almost all of it is buried and most of it runs while everyone is asleep. A solenoid valve that fails open does not announce itself — the first sign is usually a bill, or a patch of garden that has turned to mud, or a wall that has become damp at the base for no obvious reason. The other common presentation is the opposite: one zone stops watering and nobody notices until the planting in that zone starts dying, weeks later. Both are cheap to fix and expensive to ignore, which is an unusual combination and worth acting on.

Ordered roughly by how often we see them. The “tell” is the observation that separates each one from the others.
One zone stopped watering, the others are fine
Isolated to a single zone. Solenoid or its wiring rather than the controller or supply.
Permanently wet patch, worst in the early morning
Timing matches the watering schedule. Valve passing or a split line in that zone.
Water bill climbed with no change in usage
Often the first and only symptom of a valve failing open at night.
Controller lost its programme after a power cut
Backup battery expired. Very common and trivially fixed once identified.
Sprinkler heads barely lifting
Pressure or flow problem — too many heads on a zone, a restriction, or a supply issue.
Damp at the base of a wall near a planted bed
Irrigation soaking the structure. Overlaps with waterproofing and is worth checking together.
02WHAT’S DIFFERENT IN A VILLA
The overlap between irrigation and the building fabric is what makes this worth taking seriously on a villa. Beds and planters sit directly against external walls, they get watered every day for years, and a leak or an over-generous zone in that position puts continuous moisture against the structure. A significant share of the damp complaints we attend at low level on villa walls turn out to be irrigation rather than waterproofing failure — and the fix is to move an emitter or repair a line, not to open up a wall. We check the irrigation layout as a matter of course whenever damp appears near a planted area.

How we work through it.
Run every zone
Each zone is run in turn and observed. Faults that are invisible when the system is idle become obvious under flow.
Check the controller and its backup
Programme, station assignments and backup battery. A surprising number of complaints are resolved here in minutes.
Test valves individually
Solenoids checked for operation and for passing when closed. A valve passing quietly is the expensive fault.
Locate line faults by section
Where a buried leak is suspected, zones are isolated to bracket the location before any digging.
Check what the water is landing on
Emitter placement relative to walls and structure — because irrigation causes building problems more often than owners realise.

05QUESTIONS WE GET ASKED
- My water bill jumped and nothing has changed. Could it be irrigation?
- It is one of the most likely causes. A solenoid valve that fails to close fully keeps passing water every night, and because it happens while everyone is asleep and drains into a garden bed, nothing looks wrong. Testing each valve for passing is quick and it is the first thing we check on an unexplained bill.
- One zone died. Is that the controller?
- Usually not — if the other zones still run, the controller is doing its job. A single dead zone points at that zone's solenoid or the wiring to it. Both are straightforward to test and generally inexpensive to put right.
- Can irrigation cause damp in the villa walls?
- Yes, and it happens often. Beds against external walls get watered daily for years, and an over-generous emitter or a small leak in that position puts constant moisture into the structure. We check irrigation placement whenever damp shows up at low level near planting, because the fix is far simpler than a waterproofing repair.
- My controller forgets its settings whenever the power goes.
- The backup battery has expired. It is a small part, it is quick to change, and it stops the whole schedule resetting every time there is an interruption. Worth doing before summer rather than after.
