Most villa owners think about the tank only when the water tastes wrong. By then whatever caused it has usually been developing for months. A villa tank is larger than an apartment's, often sits on the roof in direct sun, and in a household that travels it can stand nearly still for weeks at a time — warm, static water is the condition every tank problem needs. The other half of what we get called for is not hygiene at all but level control: float valves that stick, tanks that overflow down an external wall, or a supply that will not refill after a cut. Those are mechanical faults and they are usually fixed in a single visit.
01WHAT WE GET CALLED FOR
Ordered roughly by how often we see them. The “tell” is the observation that separates each one from the others.
Water tastes or smells off, worst first thing in the morning
Strongest after standing overnight and clears after running. Points at the tank rather than the incoming supply.
Fine grit in aerators and shower heads
Sediment carried from the tank base. Usually accompanies a tank that has not been drained in several years.
Overflow running down an outside wall
Float valve failing to seat. Visible staining below the overflow point is the giveaway.
Tank does not refill after a supply interruption
Inlet valve stuck closed or an airlock in the feed. Distinct from a pump fault, which affects pressure rather than level.
Cloudy water that settles clear in a glass
Entrained air rather than contamination. Usually harmless and worth confirming before anyone cleans anything.
Water noticeably warm from the cold tap in summer
Roof tank absorbing heat. A shading and insulation issue rather than a water quality one.
02WHAT’S DIFFERENT IN A VILLA
Roof-mounted villa tanks in full sun are a different proposition to a shaded or internal tank. Through the summer the standing volume can sit warm for months, and warmth is the single biggest driver of both taste complaints and biological growth. Villas that empty out for part of the year make it worse, because low draw-off means the same water sits there longer. We generally suggest villas on roof tanks clean more often than the minimum anyone recommends, and we would rather tell you a tank does not need doing yet than sell you a clean you do not need — which does happen, particularly on tanks that have been done recently by someone else.

03ON SITE
Tank size, access, condition, lid seal and inlet hardware. If the real problem is a float valve rather than hygiene, you should not be paying for a clean.
The supply is down while the tank is drained and cleaned. We fix that window with you in advance rather than turning up and switching it off.
Full drain-down, manual cleaning of the interior surfaces, and an inspection of the shell and fittings while it is empty — the only time anyone can actually see them.
Treatment applied at the correct strength, held for the required contact time, then flushed completely before the tank is returned to service.
Refill, a clarity and odour check at a tap, and a written record of the work with the date and what was found.

Driven mainly by tank volume, number of tanks and how difficult the access is. Float valve and inlet repairs are usually a separate, much smaller item and are quoted at inspection.
