Emergency response
The tank does not refill after a supply interruption
There was a supply interruption, the network is back, but the villa's tank stays low or fills at a trickle, and taps run dry. Something between the incoming supply and the tank is stopping it filling normally.
Water Tanks
Normally scheduled work. Overflow and total supply failure are handled as urgent.

What usually sits behind this symptom, and what tells one cause from another.
Float valve stuck closed
Supply pressure present at the valve inlet but no flow into the tank.
Airlock or sediment after the interruption
Spluttering flow; sediment found at the inlet strainer.
Partly closed or failed inlet valve
Pressure drop across the inlet valve or strainer.
02BEFORE ANYONE VISITS
What you can safely check.
- Confirm neighbours have their supply back.
- Check the main inlet valve to the villa is fully open.
- Avoid running the pump while the tank is empty — it can damage it.
- Note whether any water is entering the tank at all.
03WHAT WE MEASURE
We check supply pressure at the tank inlet, free or replace the float valve, clear strainers and airlocks, and confirm the tank fills and stops at the right level. The pump is checked for damage from running dry.
04IN A VILLA
A villa depends entirely on its own tank and pump, so a tank that will not refill leaves every tap dry. Interruptions also stir up sediment that blocks small inlet strainers and valves.
05THE FIX
Which repair, and when.
The villa stays without water, and a pump left running dry can overheat and fail.
Free or replace the float valve
The valve is stuck.
Clear strainers and airlocks
Sediment or air is restricting flow.
Check and repair the pump
It has run dry while the tank was empty.
06Typical villa tank service
AED 450 – 1,100 depending on size and access
Driven mainly by tank volume, number of tanks and how difficult the access is. Float valve and inlet repairs are usually a separate, much smaller item and are quoted at inspection.
07QUESTIONS
- Should I turn off the pump?
- If the tank is empty, yes — running dry can damage it. Restart it once the tank has refilled.
- Does the tank need cleaning after an interruption?
- If sediment was drawn in, cleaning is worth considering. We check during the visit.
