In summer, the cold tap runs lukewarm or even hot for the first minutes, and showers are hard to cool down. The water is being heated by the sun on its way to you — in the tank, the pipes, or both.

02BEFORE ANYONE VISITS
What you can safely check.
- Run the cold tap and note how long it takes to cool.
- Check whether the tank is shaded or in full sun.
- Look for exposed pipes on the roof or walls.
- Compare morning and afternoon temperatures.
03WHAT WE MEASURE
We measure water temperature at the tank and at outlets through the day, check the tank's exposure and insulation, and trace exposed or poorly routed cold pipework.
04IN A VILLA
Villa tanks and much of their pipework sit on roofs and external walls in full sun. Some warming in Dubai's summer is unavoidable, but exposure can often be reduced.
05THE FIX
Which repair, and when.
It is mainly a comfort issue, but very warm stored water also deserves regular tank cleaning, because warmth encourages biological growth.
