Fine grit in aerators and shower heads
Tap aerators clog with fine sand or grit, shower heads lose their spray, and the residue comes back after cleaning. Sediment is being carried from the tank or the supply into the villa's pipework.
Water Tanks
Normally scheduled work. Overflow and total supply failure are handled as urgent.

What usually sits behind this symptom, and what tells one cause from another.
Sediment settled in the tank
Visible layer of silt at the tank base on inspection.
Debris drawn in after supply interruptions
Grit appears after interruptions; inlet strainer contains sediment.
Corrosion particles from old pipework
Particles are dark or metallic rather than sandy.
02BEFORE ANYONE VISITS
What you can safely check.
- Clean an aerator and look at the residue — sand, scale or dark particles.
- Note whether it follows a supply interruption.
- Check whether hot and cold outlets are both affected.
- Keep a sample for the visit if you can.
03WHAT WE MEASURE
We inspect the tank for sediment, check the inlet strainer, look at the particles to identify their source, and inspect pipework where corrosion is suspected.
04IN A VILLA
Villa tanks hold a large volume that settles sediment over months, and supply interruptions stir it up. Long pipe runs then carry it to every bathroom.
05THE FIX
Which repair, and when.
Sediment wears valve cartridges and mixers, clogs appliances and keeps returning until its source is dealt with.
Drain, clean and disinfect the tank
Sediment has built up in the tank.
Fit or clean an inlet strainer
Debris is entering with the supply.
Replace corroding pipework
Particles come from the pipes themselves.
06Typical villa tank service
AED 450 – 1,100 depending on size and access
Driven mainly by tank volume, number of tanks and how difficult the access is. Float valve and inlet repairs are usually a separate, much smaller item and are quoted at inspection.
07QUESTIONS
- How often should a villa tank be cleaned?
- Regularly, and sooner after interruptions or if sediment appears. We advise based on its condition.
- Will it damage my fittings?
- Grit wears mixer cartridges and appliance valves over time.
