00VILLA GUIDE
Pre-summer checks for a Dubai Hills villa
Most villa breakdowns in July were visible in April. Air conditioning that struggles on a 35° afternoon fails on a 45° one, a tank pump that short-cycles in spring burns out under summer demand, and a pool that needs a little more chlorine now will need a lot more later. The cooler weeks before summer are when faults can be found and fixed calmly, by appointment, and without a hot house waiting on the outcome.
01PART
Air conditioning: measure it before you need it
The test that matters is not whether the AC switches on, but how much it cools. A working split or ducted unit should deliver a clear temperature difference between the air going into the indoor unit and the air coming out. When that difference narrows, the system has lost capacity — usually dirt on the coils, low airflow or a refrigerant problem — and summer will expose it.
Rooms that are already slower to cool than others in spring will be the first to fail in summer. Note them now.
- Clean or replace filters on every indoor unit.
- Check that condensate drains run freely — pour water into the tray where you safely can.
- Listen to outdoor units for rattles or a fan that struggles to start.
- Note which rooms take longest to cool.
02PART
Water: tank, pump and pressure
Summer raises the amount of water a household uses and the temperature it is stored at. A roof or ground tank that is due for cleaning should be cleaned before the heat, and the booster pump should start and stop cleanly rather than cycling with no tap open.
- Listen for the pump starting with no water in use.
- Check upstairs shower pressure against the ground floor.
- Look at the tank access lid, overflow and insulation.
- Read the water meter with everything off to catch silent leaks.
03PART
Electrics: the summer load
Every AC unit running at once is the heaviest load a villa sees. Breakers that trip occasionally in spring often trip daily in summer. Warm sockets, dimming lights when a compressor starts, and a breaker that trips at the same time each evening are all worth investigating before the peak.
04PART
Outside: pool, irrigation and gates
Pool chemical demand rises sharply with water temperature, so the filter, pump run time and stabiliser level should be set for summer. Irrigation programmes need to change with the season too — and any leak or stuck valve costs more once watering times are longer. Gates take the full sun and sand; clean tracks and beams now.
- Increase pool pump run time and test stabiliser.
- Run every irrigation zone and walk the garden while it runs.
- Clean gate tracks and safety beams.
- Check external sealant and paint on the sunniest elevations.
05QUESTIONS
- When is the best time for pre-summer checks?
- Before the first very hot weeks, while there is still time to schedule repairs without urgency.
- Can you check everything in one visit?
- We can survey several systems together and tell you which ones need a separate repair visit.
- Is this the same as an annual maintenance plan?
- No. This is a seasonal check focused on what summer will test. It is a one-off visit unless you ask otherwise.
