Cooling is weak everywhere and bills keep climbing
No single breakdown, just a slow decline: rooms take longer to cool, the units run almost constantly in summer, and the utility bill is noticeably higher than last year. This kind of drift is easy to live with, which is why it often goes unaddressed until a unit finally fails.
Air Conditioning
AC failure in summer is treated as an emergency and scheduled ahead of routine work.

What usually sits behind this symptom, and what tells one cause from another.
Slow refrigerant leak across long pipe runs
Low suction pressure and high superheat; leak search along accessible joints.
Dirty indoor coils and filters
Restricted airflow and a large temperature drop across a clogged coil.
Condensers never cleaned since installation
High head pressure and visibly packed fins.
02BEFORE ANYONE VISITS
What you can safely check.
- Clean or check the indoor filters — clogged filters alone can cut cooling noticeably.
- Compare this summer's bills with last summer's for the same months.
- Notice whether all units are affected or some more than others.
- Check that outdoor units have clear space around them.
03WHAT WE MEASURE
We measure airflow and temperature drop at each indoor unit, then pressures and temperatures at each condenser, so every unit gets a verdict rather than a general service. Where the readings suggest refrigerant loss, we look for the leak before recharging — topping up a leaking system only postpones the same visit.
04IN A VILLA
Long refrigerant runs between indoor units and roof condensers mean a slow leak shows up as months of gradually weaker cooling instead of a sudden failure. With four to nine indoor units, one weak system can hide behind the others until the hottest weeks.
05THE FIX
Which repair, and when.
Units running flat out every summer wear faster, and the energy cost of a struggling system adds up month after month.
Deep clean coils and filters
Airflow and heat rejection are the main problem.
Find and repair the leak, then recharge
Pressures show refrigerant loss.
Replace a failing unit
A compressor or coil is beyond economic repair.
06Typical villa AC callout
AED 180 – 900 depending on the fault
Diagnostic visit and measurement are quoted up front. Coil cleaning, fan motors and control faults sit at the lower end; compressor and refrigerant work at the upper. Anything involving parts is priced after inspection, never before.
07QUESTIONS
- How much can cleaning improve things?
- Where coils and filters are the cause, the improvement is often immediate. Where refrigerant is low, cleaning alone will not restore performance.
- What does a villa AC callout typically cost?
- Our published band for a typical villa AC callout is AED 180 – 900 depending on the fault. The work is quoted after measurement.
