A water stain on the ceiling below an AC unit
A brown or yellow ring appears on the ceiling, centred on a point directly below a concealed indoor unit. It may grow slowly over weeks or appear suddenly after a hot spell. In a villa, this is far more often condensate water than a roof leak — and the shape of the stain usually tells us which.
Air Conditioning
AC failure in summer is treated as an emergency and scheduled ahead of routine work.

What usually sits behind this symptom, and what tells one cause from another.
Blocked condensate drain line
Water backed up in the tray; flow test on the drain fails or runs slowly.
Cracked or rusted drain tray
Tray holds water but drips at a seam or corrosion point when inspected.
Uninsulated pipe or duct sweating
Droplets forming on cold surfaces nearby rather than coming from the tray.
02BEFORE ANYONE VISITS
What you can safely check.
- Notice whether the stain grows when the AC runs hard, or only after rain.
- Check whether the stain is centred under the unit or along a line.
- Switch that unit off if water is actively dripping, and protect furniture below.
- Avoid opening the ceiling yourself — the unit and its wiring are inside.
03WHAT WE MEASURE
We open the access panel, inspect the tray and pour water into it to test the drain's flow. We check insulation on refrigerant pipes and ducts nearby and, if the stain pattern suggests it, rule out a roof or bathroom source before signing it off as condensate.
04IN A VILLA
Villa indoor units are concealed in ceiling voids with long condensate runs to an outside drain, often with little fall. Dust and algae build up over a summer, and the first sign is a stain on a finished ceiling. Because the ceiling below may be a living room, a small drain fault becomes an expensive repaint.
05THE FIX
Which repair, and when.
Repeated wetting softens gypsum board and can lead to mould in the ceiling void. Eventually a section of ceiling may sag or fall.
Clear and flush the drain line
The line is blocked but sound.
Replace the tray or reseal it
The tray is cracked or corroded.
Reinsulate pipework and ducts
Condensation is forming on uninsulated surfaces.
06Typical villa AC callout
AED 180 – 900 depending on the fault
Diagnostic visit and measurement are quoted up front. Coil cleaning, fan motors and control faults sit at the lower end; compressor and refrigerant work at the upper. Anything involving parts is priced after inspection, never before.
07QUESTIONS
- How do I know it is not the roof?
- A stain centred under the unit that grows when the AC runs points at condensate. A stain that appears after rain, often along a line, points at the roof or a terrace.
- Will the ceiling need repainting?
- Once the source is fixed and the board dries, a stain-blocking primer and repaint usually restore it. Damaged board is replaced.
