One room is warm, the rest of the villa is fine
Every room in the villa is comfortable except one — often a bedroom at the end of a duct run or above the garage. If the rest of the house cools normally, the plant is doing its job. The problem lives somewhere between the main system and that room's grille.
Air Conditioning
AC failure in summer is treated as an emergency and scheduled ahead of routine work.

What usually sits behind this symptom, and what tells one cause from another.
Zone damper or valve stuck closed
Airflow at the grille is weak or absent while other grilles on the same unit blow strongly.
Blocked or collapsed duct, or a disconnected flexible section
Air temperature at the grille near room temperature; we inspect the ceiling void and duct joints.
Thermostat out of calibration or wrongly placed
Thermostat reading differs from a reference thermometer, or it sits in sunlight or near a heat source.
02BEFORE ANYONE VISITS
What you can safely check.
- Hold your hand to the grille: is air coming out, and is it cold?
- Check the room's thermostat setting and whether the display matches the room's feel.
- Make sure furniture or curtains are not blocking the supply or return grilles.
- Note whether the room is also the one with the most glass or western sun.
03WHAT WE MEASURE
We compare supply air temperature and airflow at this room's grille with a room that cools well on the same unit. If airflow is the issue, we follow the duct into the ceiling void. If airflow is fine but the air is warm, we look at the thermostat, the zone control and the indoor unit serving that zone.
04IN A VILLA
Villas usually split cooling into zones with longer duct runs than apartments, and rooms at the end of a run — over a garage, at a corner, under the roof — get the least air and the most heat. Duct joints in hot ceiling voids also fail more often, and a single disconnected flexible duct can dump cold air into the roof space instead of the room.
05THE FIX
Which repair, and when.
A disconnected duct cools the roof space instead of the room, wasting energy every hour the unit runs, and condensation on uninsulated duct can stain the ceiling below.
Free or replace the zone damper
The damper is stuck or its actuator has failed.
Reconnect, repair or reinsulate the duct
A section is disconnected, crushed or sweating.
Recalibrate or relocate the thermostat
The control is reading wrongly or sensing the wrong conditions.
06Typical villa AC callout
AED 180 – 900 depending on the fault
Diagnostic visit and measurement are quoted up front. Coil cleaning, fan motors and control faults sit at the lower end; compressor and refrigerant work at the upper. Anything involving parts is priced after inspection, never before.
07QUESTIONS
- Do I need a bigger AC for that room?
- Usually not. Most single-room faults are airflow or control problems. Capacity is only questioned once airflow and controls test correctly.
- Can a room be added to a different zone?
- Sometimes, if ductwork can be rerouted. It is assessed once the existing fault is understood.
