00VILLA GUIDE
What to check in your villa after heavy rain
Heavy rain is infrequent in Dubai, which is exactly why it causes trouble. Roof outlets clogged with a year of dust, sealant that has cracked in the sun and garden electrics that never see water all get tested at once. The useful moment is the day after: stains, damp patches and tripped circuits show you exactly where water got in, before the sun dries the evidence away.
01PART
Start at the top: roof and terraces
Flat villa roofs and terraces rely on outlets and a slight fall to drain. Standing water a day after rain means an outlet is blocked or the fall has failed. Look at the parapets, the joints around AC and solar fixings, and the upstands where the roof meets walls.
- Look for ponding on the roof and terraces.
- Check outlets and gutters for dust and debris.
- Note any cracked or open sealant around fixings and parapets.
02PART
Inside: ceilings and walls
A new stain on an upstairs ceiling after rain usually points to the roof or a terrace above, while a stain that appears whenever the AC runs points to the AC drain instead. Mark the outline of any stain with a pencil so you can see whether it grows, and photograph it with the date.
Damp low on external walls after rain may come from water pooling against the wall outside — check the ground level and drainage there.
03PART
Garden electrics and gates
Outdoor sockets, garden lighting, pool equipment and gate motors all sit outdoors. If a breaker or RCD trips during or after rain, water has reached a connection. Do not keep resetting it — isolate the circuit and have it traced.
- Note which breaker tripped and when.
- Keep the circuit off if it trips again on reset.
- Check the gate and irrigation controller still hold their settings.
04PART
Drainage and the garden
Water that sits against the villa walls or under paving will find its way into the structure. Check that gullies and drains took the water away, and note any spot where it pooled for long.
05QUESTIONS
- The stain dried — is the problem gone?
- No. The leak is still there and will show again with the next rain or AC season. Mark and photograph it now.
- Should I repaint over a stain?
- Not until the source is fixed and the area has dried out; otherwise the stain returns through new paint.
- What does waterproofing work cost?
- Waterproofing is always quoted after survey, because extent and cause decide the work.
