Dark staining at the top of an external wall
Dark streaks run down from the top of an outside wall — below a parapet, roof edge or tank overflow. They look like dirt but keep coming back after cleaning, because water keeps running over that part of the wall.

What usually sits behind this symptom, and what tells one cause from another.
Parapet coping without a drip edge or with failed joints
Streaks start at the coping; water runs off the top onto the wall face.
Tank overflow or AC condensate discharging onto the wall
Streaks below an overflow or drain outlet.
Roof water bypassing a blocked outlet
Roof outlet blocked; water spilling over the edge.
02BEFORE ANYONE VISITS
What you can safely check.
- Look at what is directly above the streaks.
- Check whether the staining worsens after rain or when the AC runs.
- Look for an overflow or condensate pipe nearby.
- Avoid pressure-washing render yourself — it can damage it.
03WHAT WE MEASURE
We trace the streaks back to their source at roof or parapet level, check copings, outlets, overflows and condensate pipes, and assess the render for damage before cleaning and repainting.
04IN A VILLA
Villa roofs carry tanks, condensers and parapets, all of which can put water on the wall faces below. The staining is usually the first visible sign of something that needs redirecting.
05THE FIX
Which repair, and when.
Repeated wetting erodes render and paint and can let water into the wall.
Fix the coping or add a drip detail
Water runs off the parapet top.
Redirect overflow or condensate pipes
A pipe discharges onto the wall.
Clear roof outlets
Roof water is spilling over the edge.
06Typical villa painting work
Quoted after survey — area and preparation dependent
Preparation is the variable, not the paint. A villa needing crack repair and moisture remediation costs substantially more than one needing coats alone, and we would rather show you why on site than give a number that changes later.
07QUESTIONS
- Can the streaks just be painted over?
- They will return unless the water source is redirected.
- Is it a waterproofing problem?
- Sometimes. A failed coping can let water into the wall as well as staining it.
