The same crack returns after every repaint
A crack is filled and painted, looks perfect for a few months, then reappears exactly where it was. Each repaint buys a little time. The crack is moving, and filler cannot hold a joint that opens and closes.

What usually sits behind this symptom, and what tells one cause from another.
Movement at a junction between different materials
Crack follows the line where blockwork meets a column, beam or lintel.
Thermal movement on a sun-facing wall
Crack wider in summer, narrower in winter; worst on south and west elevations.
Structural settlement
Stepped or diagonal cracks wider at one end, or doors and windows nearby sticking.
02BEFORE ANYONE VISITS
What you can safely check.
- Mark the crack ends in pencil and date them to see whether it grows.
- Note whether it follows a straight line along a junction.
- Check whether nearby doors or windows have started to stick.
- Notice whether it opens in summer and closes in winter.
03WHAT WE MEASURE
We look at the crack's line, width and pattern, whether it follows a material junction, and how it behaves through the seasons. Where the pattern suggests structural movement rather than surface movement, we say so and recommend an engineer before any cosmetic repair.
04IN A VILLA
Villas combine concrete frames and blockwork infill, with long external walls exposed to strong sun. The junctions between frame and blockwork move at different rates, which is why the same lines crack again and again unless the repair allows for movement.
05THE FIX
Which repair, and when.
External cracks let water into the wall, which leads to damp and blistering paint. Structural cracks need assessing, not decorating.
Rake out and fill with a flexible sealant or mesh
The crack is a moving junction, not structural.
Bridge with reinforcing mesh under new render or skim
The crack is wider or covers a long run.
Refer to a structural engineer
The pattern suggests settlement.
06Typical villa painting work
Quoted after survey — area and preparation dependent
Preparation is the variable, not the paint. A villa needing crack repair and moisture remediation costs substantially more than one needing coats alone, and we would rather show you why on site than give a number that changes later.
07QUESTIONS
- Is every crack structural?
- No. Most are movement at junctions or thermal cracking. The pattern tells us which; structural signs are referred on.
- Why does filler not last?
- Rigid filler cannot follow a moving crack. A flexible or reinforced repair can.
