Two elevations badly faded, the others fine
The south and west faces of the villa look chalky and pale, while the north and east still look fresh. The difference is sun: the most exposed elevations take far more UV, and some paints break down much faster under it.

What usually sits behind this symptom, and what tells one cause from another.
UV breakdown on the most exposed elevations
Chalking on the surface; colour loss matches sun exposure.
Paint system not rated for strong exterior sun
Product and coat count checked against the elevation's exposure.
Too few coats or thin application
Patchy coverage and early failure on the most exposed areas.
02BEFORE ANYONE VISITS
What you can safely check.
- Rub the wall with a finger — chalky residue means the binder has broken down.
- Compare the faded walls with sheltered ones.
- Check your community's approved exterior colours before choosing a new one.
- Plan exterior work for the cooler months if you can.
03WHAT WE MEASURE
We assess chalking, adhesion and any cracking on each elevation, identify the existing system where possible, and specify preparation and a UV-rated system for the exposed faces.
04IN A VILLA
Villas expose four elevations to very different amounts of sun. Treating all four the same either over-specifies the shaded sides or under-specifies the sunny ones. Most communities also control exterior colours.
05THE FIX
Which repair, and when.
Chalking paint stops protecting the render, and cracks let water into the wall.
Wash, stabilise and repaint the exposed elevations
Fading is limited to the sunny sides.
Full exterior repaint with a UV-rated system
Colour matching across all sides matters.
Repair cracks before painting
Cracks are present.
06Typical villa painting work
Quoted after survey — area and preparation dependent
Preparation is the variable, not the paint. A villa needing crack repair and moisture remediation costs substantially more than one needing coats alone, and we would rather show you why on site than give a number that changes later.
07QUESTIONS
- Can I repaint only the faded sides?
- Yes, though matching the other sides can be difficult. Many owners repaint all elevations together.
- Do I need approval to repaint?
- If the colour changes, usually yes. Most communities publish an approved palette.
