Paint peeling in sheets in a bathroom or utility area
Paint lifts in sheets or bubbles on bathroom ceilings, laundry walls or around a window in a wet room. Peeling that big means the paint lost its grip on the surface — moisture is getting behind it, or it was never suited to the room.

What usually sits behind this symptom, and what tells one cause from another.
Condensation from poor extraction
Peeling worst on the ceiling and upper walls; extractor weak or missing.
Water getting into the wall from a leak or failed seal
Moisture readings high in a localised area behind the paint.
Wrong paint or poor surface preparation
Paint peels cleanly from a powdery or glossy surface beneath.
02BEFORE ANYONE VISITS
What you can safely check.
- Run the extractor and hold a tissue to it — does it pull?
- Note whether the peeling is on the ceiling, around fittings or near the floor.
- Check sealant around the bath, shower and basin.
- Look for a leak source on the other side of the wall.
03WHAT WE MEASURE
We take moisture readings across the affected area to separate condensation from a leak, test the extractor, and check how the old paint is bonded. A repaint only goes ahead once the moisture source is dealt with.
04IN A VILLA
Villas have several bathrooms, utility rooms and often a laundry, many with internal positions and long extract ducts. Strong air conditioning outside cold, wet rooms creates condensation that standard paint cannot tolerate.
05THE FIX
Which repair, and when.
Moisture behind paint leads to mould, damaged plaster and repeated peeling after every repaint.
Improve extraction, then repaint with a moisture-resistant system
Condensation is the cause.
Repair the leak or seal first
Water is entering from behind.
Strip, prepare and repaint properly
The paint or preparation was wrong.
06Typical villa painting work
Quoted after survey — area and preparation dependent
Preparation is the variable, not the paint. A villa needing crack repair and moisture remediation costs substantially more than one needing coats alone, and we would rather show you why on site than give a number that changes later.
07QUESTIONS
- Will anti-mould paint solve it?
- It helps, but not if moisture keeps building up. Extraction or a leak repair comes first.
- What does painting work typically cost?
- Painting is quoted after survey, because area and preparation decide the cost.
