The sealant around a bath or worktop has split
The silicone line around a bath, shower tray, basin or worktop has cracked, peeled away or turned black with mould. Water can now reach the gap behind it — which is how small seal failures become damp walls and swollen cabinets.

What usually sits behind this symptom, and what tells one cause from another.
Movement between bath or tray and wall
Sealant split along its length; bath flexes when filled.
Sealant applied over old silicone or dirt
New sealant lifts cleanly from a contaminated surface.
Mould growth from poor ventilation
Black spotting through the sealant; room stays damp.
02BEFORE ANYONE VISITS
What you can safely check.
- Press along the sealant — does it lift easily?
- Check for damp on walls or ceilings near the fitting.
- Note whether the room ventilates well after use.
- Avoid adding new sealant on top of old.
03WHAT WE MEASURE
We remove the old sealant completely, check the gap and surrounding surfaces for water damage, clean and dry the joint, and reseal with a sanitary-grade product — with the bath filled where movement is the issue.
04IN A VILLA
Villas have several bathrooms and a large kitchen, each with long sealant joints. In rarely used bathrooms, failed sealant can go unnoticed until damp appears in the room below.
05THE FIX
Which repair, and when.
Water behind failed sealant soaks walls, floors and cabinets, often out of sight.
Remove and reseal properly
The sealant has failed but there is no damage behind.
Reseal and improve ventilation
Mould is the recurring problem.
Investigate damp behind
There are signs water has already got through.

Indicative market ranges, not a quotation — a firm price follows inspection. Most accumulated lists are a half or full day. Standard fixings and consumables are included; anything specialist is agreed with you before it is bought.
07QUESTIONS
- Why fill the bath before sealing?
- It settles the bath under the weight of water so the sealant is not stretched when it is used.
- How long does new sealant need?
- It needs time to cure before the bath or shower is used; we advise on the day.
