A curtain track or blind is pulling away at one end

One end of a curtain track or blind is drooping or coming away from the ceiling or wall, sometimes pulling a strip of gypsum with it. Heavy blackout curtains on long villa windows put real load on those fixings.

01LIKELY CAUSES

What usually sits behind this symptom, and what tells one cause from another.

  • Fixings in gypsum ceiling with no backing

    Track fixed only into board; no timber or metal behind.

  • Curtain weight greater than the track or fixings

    Heavy fabric on a light track; fixings spaced too far apart.

  • Concealed pelmet built without support

    Pelmet box flexing or separating from the ceiling.

02BEFORE ANYONE VISITS

What you can safely check.

  • Stop opening and closing the affected curtain.
  • Look at whether the track is fixed into a ceiling, wall or pelmet.
  • Check whether the curtains were changed to heavier fabric.
  • Note any cracks in the ceiling near the track.

03WHAT WE MEASURE

We find out what the track is fixed into, locate solid backing or add it, space fixings to suit the weight, and make good the damaged ceiling.

04IN A VILLA

Villas have tall windows and wide openings dressed with heavy blackout curtains to keep out the sun. Tracks fixed into gypsum ceilings or concealed pelmets without backing are a common weak point.

05THE FIX

Which repair, and when.

The track can come down entirely, damaging the ceiling and the curtains.

  1. Re-fix into backing with more fixings

    The track was fixed into gypsum alone.

  2. Upgrade the track

    The track is too light for the curtains.

  3. Reinforce or rebuild the pelmet

    The pelmet itself is failing.
