Same or next day
The pump keeps cycling with no taps running
Everything in the villa is closed, yet the pump clicks on, runs briefly and stops — again and again, sometimes all night. Something is letting pressure fall when no water should be moving. It is either water leaving the system somewhere, or the system losing its ability to hold pressure.
Plumbing
Active leaks are treated as emergencies. Pressure and drainage complaints are normally same-day or next-day.

What usually sits behind this symptom, and what tells one cause from another.
Hidden leak in pipework or a fitting
Pressure falls steadily with the pump isolated; meter moves with all outlets closed.
Passing toilet cistern or float valve
Water trickling into a pan or overflow; dye test in the cistern.
Pressure vessel without its air charge
Pump cycles within seconds of every tap use; vessel pre-charge measured low.
02BEFORE ANYONE VISITS
What you can safely check.
- Listen at each toilet for a faint hiss or trickle.
- With everything closed, watch the water meter for movement.
- Look for damp patches on walls, floors or ceilings near pipe runs.
- Note how often the pump starts in an hour of no use.
03WHAT WE MEASURE
We isolate the pump and watch whether system pressure holds. If it falls, water is escaping, and we work through cisterns, outlets and pipework to find where. If pressure holds but the pump short-cycles in use, the pressure vessel is the suspect and we check its charge.
04IN A VILLA
Villas have more toilets, more concealed pipework and longer runs than apartments, so there are more places for a small leak to hide. A passing cistern in a rarely used guest bathroom is a classic cause — nobody hears it.
05THE FIX
Which repair, and when.
A constantly cycling pump wears out quickly, and a hidden leak keeps soaking the structure and the water bill until it is found.
Replace cistern valves or seals
A cistern or float valve is passing.
Trace and repair the leak
Pressure falls with every outlet closed.
Recharge or replace the pressure vessel
The system holds pressure but the vessel has failed.
06Typical villa plumbing callout
AED 200 – 1,400 depending on access
Tap, trap and fixture work sits low in the band. Pump and vessel replacement sits mid. Anything requiring buried-line access or surface breaking is quoted only after the leak is located, because the location determines most of the cost.
07QUESTIONS
- Could it be the pump itself?
- Less often than the system around it. Pumps cycle because pressure falls; finding why pressure falls fixes the cycling.
- Is my water bill affected?
- If water is leaking, yes. If the vessel has lost its charge, the bill is unaffected but the pump wears out.
