Pipes bang when a tap closes
A sharp knock or thud comes from inside a wall or ceiling the instant a tap, toilet valve, washing machine or dishwasher shuts off. Sometimes it repeats as a shudder. It may have started after a new appliance, a pump change or a change in water pressure.
Plumbing
Active leaks are treated as emergencies. Pressure and drainage complaints are normally same-day or next-day.

What usually sits behind this symptom, and what tells one cause from another.
Fast-closing valves on appliances or mixers
The bang coincides with a particular appliance or mixer closing.
Pipe not clipped securely in the wall or ceiling
Pipe moves at accessible points; the knock comes from one area.
System pressure higher than it needs to be
Pressure measured at the pump outlet and a tap above the level the fittings need.
02BEFORE ANYONE VISITS
What you can safely check.
- Note which tap or appliance causes it, and whether it happens every time.
- Close taps slowly and see whether the bang softens.
- Check whether the booster pump settings were changed recently.
- Look at exposed pipes under sinks for movement when a tap closes.
03WHAT WE MEASURE
We measure static and working pressure, identify which outlet triggers the hammer, and inspect accessible pipe runs for loose clips. Where pressure is high, we check the pump and any pressure-reducing valve before deciding whether arrestors, clips or pressure adjustment are needed.
04IN A VILLA
Villas often run on a booster pump feeding long pipe runs across two floors, and pressure set for upstairs showers can be more than the ground-floor fittings need. Long runs carry more water in motion, so the shock when a valve slams shut is larger.
05THE FIX
Which repair, and when.
Repeated shocks stress joints and appliance valves, and can eventually cause a concealed leak behind finished walls.
Fit water hammer arrestors
Specific appliances or valves cause the shock.
Secure loose pipework
Pipes move in accessible voids.
Adjust pump or pressure settings
Pressure is higher than the system needs.
06Typical villa plumbing callout
AED 200 – 1,400 depending on access
Tap, trap and fixture work sits low in the band. Pump and vessel replacement sits mid. Anything requiring buried-line access or surface breaking is quoted only after the leak is located, because the location determines most of the cost.
07QUESTIONS
- Is water hammer dangerous?
- Not immediately, but repeated shocks can loosen joints over time.
- Why did it start suddenly?
- A new appliance with a fast valve or a pressure change often triggers it.
- Can you fix it without opening walls?
- Often, with arrestors and pressure adjustment at accessible points.
