Same or next day
The water meter moves with everything closed
Every tap, toilet, irrigation zone and appliance is off, yet the meter dial still creeps round. That is water leaving your villa's pipes somewhere. The task is to find where with as little damage to finished surfaces as possible.
Plumbing
Active leaks are treated as emergencies. Pressure and drainage complaints are normally same-day or next-day.

What usually sits behind this symptom, and what tells one cause from another.
Leak on the supply line between the meter and the villa
Meter moves with the villa's main valve closed.
Irrigation valve or pipe leaking underground
Meter stops when the irrigation feed is isolated; wet ground over the line.
Concealed leak inside the villa
Meter moves with the external lines isolated; damp readings on walls or floors.
02BEFORE ANYONE VISITS
What you can safely check.
- Close the villa's main valve and see whether the meter stops.
- Turn off the irrigation feed separately and watch again.
- Check toilets for a trickle into the pan.
- Look for unusually green or wet patches in the garden.
03WHAT WE MEASURE
We split the system into sections — supply line, irrigation, tanks, internal pipework — and isolate each in turn while watching the meter. Once the leaking section is known, moisture readings, pressure tests and acoustic listening narrow it down before anything is opened.
04IN A VILLA
A villa has an external supply line, an irrigation network, tanks and two or three floors of concealed pipework. Splitting the system methodically is the only way to avoid chasing a leak through finished walls on guesswork.
05THE FIX
Which repair, and when.
Underground and concealed leaks keep costing water and can undermine paving or soak walls and floors until finishes are damaged.
Repair the external supply line
The leak is between the meter and the villa.
Repair the irrigation line or valve
Isolating irrigation stops the meter.
Open up and repair the concealed pipe
The leak is inside, pinpointed before opening.
06Typical villa plumbing callout
AED 200 – 1,400 depending on access
Tap, trap and fixture work sits low in the band. Pump and vessel replacement sits mid. Anything requiring buried-line access or surface breaking is quoted only after the leak is located, because the location determines most of the cost.
07QUESTIONS
- Will you have to break my walls?
- Only where the leak is, once it has been located. Sectioning the system first is what keeps openings small.
- Could the meter itself be faulty?
- It is possible but uncommon. Closing the villa's main valve shows whether the meter stops when nothing downstream can draw water.
