Same or next day
Good pressure downstairs, weak upstairs
Taps on the ground floor run strongly, but upstairs showers dribble and toilets take a long time to refill. The difference is height: water has to be pushed up to the first floor and beyond, and anything that weakens that push shows up upstairs first.
Plumbing
Active leaks are treated as emergencies. Pressure and drainage complaints are normally same-day or next-day.

What usually sits behind this symptom, and what tells one cause from another.
Booster pump worn or its pressure switch mis-set
Pump output pressure measured below its rating, or cut-in and cut-out pressures wrong.
Pressure vessel lost its air charge
Vessel pre-charge measured low; pump short-cycles.
Partially closed valve or clogged filter on the upstairs feed
Pressure drop across a valve or strainer on the riser.
02BEFORE ANYONE VISITS
What you can safely check.
- Check whether every upstairs outlet is weak, or only one bathroom.
- Listen to the pump: does it run when you open an upstairs tap?
- Clean the aerator on an affected tap to rule out a simple blockage.
- Note whether the problem is worse at times of high demand.
03WHAT WE MEASURE
We measure pressure at the pump outlet and at an upstairs outlet, check the pressure vessel's pre-charge and the pump's cut-in and cut-out settings, and look for restrictions on the upstairs feed. The gap between pump pressure and upstairs pressure tells us whether the pump or the pipework is losing it.
04IN A VILLA
Villas usually draw from a roof or ground tank through a booster pump that serves several bathrooms on two or three floors. Apartments are pressurised by the building; a villa depends entirely on its own pump and vessel, so their condition decides the pressure in every upstairs bathroom.
05THE FIX
Which repair, and when.
A pump working against a lost vessel charge cycles constantly, which wears it out and can leave the villa without pressure entirely.
Recharge the pressure vessel and reset the switch
The pump is healthy but the vessel or settings are off.
Clean strainers and open valves on the riser
A restriction is found in the pipework.
Repair or replace the booster pump
Pump output is below what the villa needs.
06Typical villa plumbing callout
AED 200 – 1,400 depending on access
Tap, trap and fixture work sits low in the band. Pump and vessel replacement sits mid. Anything requiring buried-line access or surface breaking is quoted only after the leak is located, because the location determines most of the cost.
07QUESTIONS
- Do I need a bigger pump?
- Not usually. Most upstairs pressure complaints are a vessel, setting or restriction problem. Pump size is only questioned once those test correctly.
- Why is one upstairs bathroom worse than the others?
- That points at a restriction on its own branch — a valve, mixer cartridge or filter — rather than the pump.
