Same or next day

Ground tank level dropping overnight

Each morning the ground tank is lower than it was at night, though nobody used water. The pump may run more often, or the inlet seems to be refilling constantly.

Water Tanks

Normally scheduled work. Overflow and total supply failure are handled as urgent.

01LIKELY CAUSES

What usually sits behind this symptom, and what tells one cause from another.

  • Leak in the tank shell or joints

Level drop continues with inlet and outlet isolated.

  • Leaking outlet pipe to the pump

Drop stops when the outlet valve is closed.

  • Passing float or valve to a drain

Water running to an overflow or drain.

02BEFORE ANYONE VISITS

What you can safely check.

  • Mark the level at night and check in the morning.
  • Close the outlet valve overnight and compare.
  • Look for damp ground around the tank and pipes.
  • Check the overflow for running water.

03WHAT WE MEASURE

We isolate the tank from inlet and outlet in stages and measure level loss each time. That shows whether water leaves through the tank, the outlet pipe or a valve to drain.

04IN A VILLA

Ground tanks in villas are often buried or enclosed under paving, so a leak shows only as a falling level, a higher bill or a patch of ground that stays damp. Pipes to the pump room run underground through gardens, where tree roots, settlement and later landscaping work can damage them.

05THE FIX

Which repair, and when.

Leaks waste water, raise bills and can undermine paths and foundations around the tank.

  1. Repair the tank shell or joints

    The tank itself leaks.

  2. Repair the outlet pipe

The pipe to the pump leaks.

  3. Replace the valve or float

    Water is passing to drain.

06Typical villa tank service

AED 450 – 1,100 depending on size and access

Driven mainly by tank volume, number of tanks and how difficult the access is. Float valve and inlet repairs are usually a separate, much smaller item and are quoted at inspection.

07QUESTIONS

Could the meter show it?
Yes; a meter turning with all taps off confirms water is being lost.
Is my tank too old to repair?
It depends on the material and condition.
Does the pump cause it?
The pump does not lose water itself, but its pipework can.
Will you need to dig?
Only once testing has narrowed down the section that leaks, so excavation is kept small.
