Green film or algae inside the tank
When the hatch is opened, the inside walls near the top have a green or brown film, or the water looks slightly green. There may be an earthy taste or smell.
Water Tanks
Normally scheduled work. Overflow and total supply failure are handled as urgent.

What usually sits behind this symptom, and what tells one cause from another.
Translucent tank shell letting light in
Light visible through the wall from inside.
Lid or hatch gaps
Daylight around the opening.
Warm water standing for long periods
Tank oversized for use or water rarely turned over.
02BEFORE ANYONE VISITS
What you can safely check.
- Avoid drinking tank water until it is cleaned.
- Check the lid for gaps.
- Note whether the tank is in full sun.
- Note how long since the tank was cleaned.
03WHAT WE MEASURE
We drain and inspect the tank, find how light enters — through the shell, lid or fittings — and check water turnover. Cleaning is paired with blocking light so growth does not return.
04IN A VILLA
Roof tanks in full sun warm the water and, once their shells are thin or faded, let light in — the two conditions algae needs. Villas left empty over summer also leave water standing in a warm tank for weeks, which is when growth takes hold.
05THE FIX
Which repair, and when.
Growth spreads and affects taste, smell and water quality.
Clean and disinfect the tank
Growth is present.
Shade or cover the tank
Light passes through the shell.
Replace the lid or tank
The lid leaks light or the shell is degraded.
06Typical villa tank service
AED 450 – 1,100 depending on size and access
Driven mainly by tank volume, number of tanks and how difficult the access is. Float valve and inlet repairs are usually a separate, much smaller item and are quoted at inspection.
07QUESTIONS
- Is algae in the tank harmful?
- It indicates conditions for growth; clean the tank before drinking the water.
- Why does it come back?
- Light is still getting in.
- Can shading help?
- Yes; it reduces light and heat.
- Should the tank be cleaned after a long absence?
- Flushing and inspecting it after an empty summer is sensible.
