Emergency response
Booster pump running with an empty tank
After a supply interruption or heavy use, the tank runs low and the booster pump keeps running — getting hot, noisy or losing prime — instead of stopping. Pressure at taps drops to nothing.
Water Tanks
Normally scheduled work. Overflow and total supply failure are handled as urgent.

What usually sits behind this symptom, and what tells one cause from another.
Low-level float switch stuck or failed
Switch does not change state when lifted and lowered.
Switch wiring damaged
Continuity test on the switch cable.
No dry-run protection fitted
Pump control panel checked; protection absent.
02BEFORE ANYONE VISITS
What you can safely check.
- Switch the pump off at its isolator if the tank is empty.
- Check whether the tank is refilling.
- Listen for the pump running with no water flow.
- Do not run the pump repeatedly to test it.
03WHAT WE MEASURE
We test the level switch in the tank, the wiring to the pump control and the controller’s dry-run setting. We also check the pump for heat damage before returning it to service.
04IN A VILLA
Villas rely on a booster pump between the tank and every tap upstairs, and a supply interruption overnight can empty a tank before anyone wakes. Without working dry-run protection, the pump keeps trying to deliver water it does not have and runs until it overheats or its seal fails.
05THE FIX
Which repair, and when.
A pump running dry overheats and damages its seals and motor quickly.
Replace the level switch
It has failed.
Repair the wiring
The cable is damaged.
Fit dry-run protection
None is present.
06Typical villa tank service
AED 450 – 1,100 depending on size and access
Driven mainly by tank volume, number of tanks and how difficult the access is. Float valve and inlet repairs are usually a separate, much smaller item and are quoted at inspection.
07QUESTIONS
- Has the pump been damaged?
- It depends how long it ran dry; we check it before restarting.
- Why did the tank empty?
- Supply interruptions or a stuck inlet can cause it.
- Can protection be added?
- Yes, to most pump installations.
- What should I do in a supply cut?
- If the tank is low, switch the booster pump off until the supply returns and the tank refills.
