Debris, insects or sand in the tank
When the tank hatch is opened, you see sand on the floor, insects or leaves floating, or a film on the surface. Taps may deliver grit or the water may taste off.
Water Tanks
Normally scheduled work. Overflow and total supply failure are handled as urgent.
Call nowRequest tank cleaning on WhatsApp01LIKELY CAUSES
What usually sits behind this symptom, and what tells one cause from another.
Gaps at the lid or hatch
Lid does not seal; debris concentrated near the opening.
Unscreened vent or overflow
Vent or overflow pipe without mesh.
Tank not cleaned for a long time
Sediment layer across the floor.
02BEFORE ANYONE VISITS
What you can safely check.
- Avoid drinking water from the tank until it is cleaned.
- Keep the hatch closed.
- Note when you last had the tank cleaned.
- Check vent and overflow outlets for screens.
03WHAT WE MEASURE
We drain and inspect the tank, find where material is entering — lid, vent or overflow — and check inlet and outlet fittings. Cleaning without closing the entry points only resets the problem.
04IN A VILLA
Dubai’s dust and sand find any opening, and roof tanks near plots still under construction collect more than most. Overflow pipes and vents often lose their insect screens to sun and wind over time, and nobody notices because the tank is on the roof and out of sight.
05THE FIX
Which repair, and when.
Debris and insects affect water quality and can block aerators, valves and appliances.
Clean and disinfect the tank
Debris or insects are present.
Fit screens to vents and overflows
They are open.
Repair or replace the lid
The lid lets debris in.
06Typical villa tank service
AED 450 – 1,100 depending on size and access
Driven mainly by tank volume, number of tanks and how difficult the access is. Float valve and inlet repairs are usually a separate, much smaller item and are quoted at inspection.
07QUESTIONS
- Is the water safe?
- Avoid drinking it until the tank is cleaned and disinfected.
- How did insects get in?
- Usually through an unsealed lid, vent or overflow.
- How often should tanks be cleaned?
- Regularly, and whenever contamination is found.
- Will cleaning disrupt our water supply?
- Briefly. The tank is drained, cleaned and refilled, so plan for a few hours without stored water.
