Timber decking boards warping or splitting
Deck boards around the pool, along a garden path or on a roof terrace cup into a shallow U, twist along their length, or split at the ends. Screw heads rise above the surface and catch bare feet. Some boards feel loose or bouncy, and gaps between boards open unevenly.
Carpentry
Scheduled work. A door or lock that will not secure is prioritised.

What usually sits behind this symptom, and what tells one cause from another.
Sun on top, moisture below
Underside damp, top dry and cracked.
Poor ventilation beneath
Little gap between deck and ground.
Fixings loosened by movement
Screws raised or loose.
02BEFORE ANYONE VISITS
What you can safely check.
- Mark raised screws as trip hazards.
- Check whether irrigation wets the deck.
- Look under the deck where possible.
- Note whether composite or timber.
03WHAT WE MEASURE
We check moisture in the boards and the joists beneath, inspect fixings and spacing, and look at how much air can move under the deck. Irrigation spray, pool splash and drainage onto the deck are also checked, because they decide whether a repair will last or the same boards will warp again.
04IN A VILLA
Villa decks sit in full sun around pools, gardens and roof terraces, while irrigation and pool splash wet them from below. That combination — a hot, dry top face and a damp underside with little ventilation — is exactly what makes boards cup and twist.
05THE FIX
Which repair, and when.
Warped boards and raised screws are trip hazards, especially barefoot.
Refix and replace damaged boards
Damage is local.
Improve ventilation
Moisture is trapped.
Treat or oil timber
Boards are drying and checking.
06Typical villa carpentry work
AED 150 – 400 for a door adjustment, AED 300 – 900 for leaf or frame repair
Indicative market ranges, not a quotation — a firm price follows inspection. Wardrobe hinge and runner replacement typically falls between AED 150 and AED 500 per item.
07QUESTIONS
- Does decking need oiling?
- Timber decks benefit from regular treatment.
- Is composite better?
- It behaves differently; both need correct installation.
- Can boards be flipped?
- Sometimes, if undamaged.
- Can a warped deck be sanded flat?
- Light cupping sometimes can, once moisture is controlled; badly twisted or split boards are replaced.
