A door has dropped and catches the floor
A door scrapes the floor or a threshold whatever the season, leaving marks on tiles or wood. Unlike seasonal binding, this is the door sagging on its hinges — and it usually gets worse.
Carpentry
Scheduled work. A door or lock that will not secure is prioritised.

What usually sits behind this symptom, and what tells one cause from another.
Hinge screws pulled out of the frame
Top hinge loose; screws turn without tightening.
Hinges worn or too light for the leaf
Play in the hinge knuckles; heavy leaf on small hinges.
New, thicker flooring raised the floor level
Clearance lost after flooring was replaced.
02BEFORE ANYONE VISITS
What you can safely check.
- Lift the door handle gently — does the leaf move on its hinges?
- Check whether the top hinge is loose.
- Note whether flooring has been changed recently.
- Stop forcing it closed to avoid damaging the floor.
03WHAT WE MEASURE
We check hinge fixings and wear, the weight of the leaf against hinge size, and floor clearance. The fix follows the cause: refixing, upgrading hinges, or trimming the bottom where flooring has changed.
04IN A VILLA
Villas often have tall, heavy timber doors, and frames fixed into blockwork where screws lose their grip over time. Replacement flooring is also common, and it eats into clearance.
05THE FIX
Which repair, and when.
A sagging door scratches floors, wears its hinges faster and can eventually stop latching or locking.
Refix hinges with longer screws or plugs
Fixings have pulled out.
Upgrade hinges
Hinges are worn or undersized for the leaf.
Trim the door bottom
Flooring has raised the floor level.
06Typical villa carpentry work
AED 150 – 400 for a door adjustment, AED 300 – 900 for leaf or frame repair
Indicative market ranges, not a quotation — a firm price follows inspection. Wardrobe hinge and runner replacement typically falls between AED 150 and AED 500 per item.
07QUESTIONS
- Is trimming the door enough?
- Only if flooring changed. If the hinges are loose, trimming hides the problem until it drops further.
- Can heavy doors be fixed securely into blockwork?
- Yes, with the right fixings and hinges sized for the leaf.
