Damp ceiling below a terrace or balcony
A stain or damp patch appears on a downstairs ceiling directly below an outdoor terrace or balcony, often after rain, washing down or irrigation of planters on the terrace.
Waterproofing
Active ingress during rain is prioritised. Tracing and permanent repair are scheduled once the source is identified.

What usually sits behind this symptom, and what tells one cause from another.
Failed membrane under the terrace tiles
Flood test shows water reaching the ceiling below.
Blocked or poorly sealed terrace drain
Water ponds at the drain; seal found failed.
Upstand failure at walls and doors
Damp concentrated along a wall or threshold.
02BEFORE ANYONE VISITS
What you can safely check.
- Note whether the stain follows rain, cleaning or irrigation.
- Keep terrace drains clear of leaves and sand.
- Avoid washing the terrace heavily until checked.
- Check for cracked tiles or grout on the terrace.
03WHAT WE MEASURE
We map moisture on the ceiling below, inspect the terrace surface, drains and upstands, and flood-test sections of the terrace to see which one feeds the leak. That avoids lifting the whole terrace.
04IN A VILLA
Villa terraces often sit over living rooms or majlis, with planters, outdoor kitchens and many penetrations. Membranes are disturbed by later works such as new railings or lighting.
05THE FIX
Which repair, and when.
Water in the slab damages ceilings, finishes and in time the structure.
Clear and reseal the drain
The drain is the source.
Repair upstands and thresholds
Edges are failing.
Relay membrane and tiles
The membrane has failed across the area.
06Typical villa waterproofing work
Quoted after survey — always
Cost is driven almost entirely by what the tracing finds and how much has to be lifted to reach it. We do not price waterproofing over the phone, because a number given before the source is located is a guess.
07QUESTIONS
- Do the tiles need lifting?
- Only where testing shows the membrane has failed.
- Why after cleaning the terrace?
- Washing water finds the same path as rain.
- Can sealant on the surface fix it?
- Sometimes temporarily; lasting repairs address the membrane.
- Are planters part of the problem?
- Often, if they sit on the terrace without separation.
