00VILLA GUIDE

Caring for villa floors, tiles and timber

Floors take more punishment than any other finish in a villa, and they usually give the first warning themselves — a hollow tile, a cracking grout line, a board that lifts. Reading those signs early is the difference between a small repair and lifting half a room.

01PART

Grout is the early warning

Grout cracks and crumbles before the tile it is holding fails, and it is the cheapest thing on the floor to fix. When grout falls out, the tile starts to move, and a moving tile soon becomes a cracked or hollow one.

  • Grout fails before the tile does.
  • Refilling grout early protects the tiles around it.
  • Crumbling grout in a wet area is a water route, not just a look.

02PART

A hollow tile is a tile that has let go

Tap a tile and if it sounds hollow, it has lost its bond with the adhesive underneath. One hollow tile near a door or a window is common; a run of them points at movement in the slab or a failed installation, and the cause matters as much as the tile.

  • A hollow sound means the tile has lost its bond.
  • One hollow tile is different from a run of them.
  • A run of hollow tiles points at movement or a failed install.

03PART

Timber floors move with the humidity

Timber boards take up moisture in the humid months and shrink when the air dries, so gaps open and close through the year. A floor that moves with the seasons is normal; a board that cups, lifts or stays proud is not.

  • Seasonal gapping in timber is normal.
  • Cupping or lifting boards are not.
  • The humidity, not the board, is usually the driver.

04PART

Wet areas fail differently

In bathrooms and utility rooms the floor is a water barrier as much as a finish. Failing grout or a cracked tile there lets water through to the substrate below, which is why a floor fault in a wet area is treated as more than cosmetic.

  • A wet-area floor is a water barrier.
  • Failing grout there lets water through.
  • Treat wet-area floor faults as urgent.

05PART

What the villa adds

A villa has large open floors, doorways between indoor and outdoor areas, and rooms that are cooled and heated unevenly. That means more expansion joints, more traffic through doorways, and more thermal movement than a flat.

  • Large open floors move more with temperature.
  • Doorways carry the most traffic and fail first.
  • Indoor-outdoor thresholds need their expansion gaps.

06PART

What you can safely do

You can refill a small grout line, tap for hollow tiles and watch for boards that lift. Anything that needs a tile out, a slab checked or a wet area opened is better left to someone who works on floors.

  • Refilling a small grout line is safe.
  • Tapping for hollow tiles is a useful check.
  • Opening a wet area is not a DIY job.

07PART

What a visit should establish

A proper floor check establishes whether the fault is the finish, the adhesive or the slab beneath. That single question decides whether you refill grout, rebond a tile or look further down at the structure.

  • The finish, the adhesive and the slab are checked in turn.
  • Which layer has failed decides the repair.
  • Guessing at the layer is what makes floor repairs fail twice.

08PART

Keeping it simple

Floor care is mostly watching and acting early: refill grout when it cracks, check a hollow tile when it first appears, and note where boards lift. The floor tells you what it needs if you look before you have to replace it.

  • Watch and act early.
  • Refill grout, check hollows, note lifting boards.
  • The floor tells you what it needs.

09QUESTIONS

Why is my tile hollow?
It has lost its bond with the adhesive underneath. One hollow tile is usually a local fix; a run of them points at movement in the slab or a failed installation.
Should I refill grout myself?
A small, dry grout line can be refilled yourself. In a wet area, or where the grout keeps cracking, the cause should be checked before it is refilled again.
Why do my timber floor gaps open and close?
Because timber takes up moisture in the humid months and shrinks when the air dries. Seasonal movement is normal; boards that cup or lift are not.
Is a cracked tile a big job?
A single cracked tile can often be replaced locally. The important question is why it cracked — if the slab is moving, the next tile will crack too.
Why is the grout cracking again?
Usually because the floor is moving more than the grout can absorb, or the joint is not clean and dry when it is refilled. The movement is the cause to find.
Do wet areas need different treatment?
Yes. The floor in a bathroom or utility room is a water barrier, so failing grout or a cracked tile there can let water through to what is underneath, and it is treated as urgent.
When should I worry about a lifting board?
When it stays lifted, cups, or creaks and moves underfoot. A board that lifts and stays is either holding moisture or has come loose from the subfloor.
Can temperature movement crack tiles?
Yes, especially across large open floors and through doorways, which is why expansion joints are there. When they are missing or filled, the movement finds a tile instead.
How do I stop floor problems before they start?
Refill grout when it first cracks, check hollow tiles early, keep wet-area grout sound, and watch the doorways where traffic and movement meet.
What does a proper floor check cover?
Whether the fault is in the finish, the adhesive or the slab beneath — because that single question decides whether you refill, rebond or look further down.
Can I regrout over old grout?
Usually not well. The old grout needs to be raked out so the new grout has a clean, deep joint to hold. Regrouting over a thin skim of old grout soon crumbles again.
Why did a tile crack near the doorway?
Doorways carry the most traffic and the most movement, so they are where a tile under stress fails first. The crack is often the sign of movement rather than a weak tile.
Do stone floors need resealing?
Yes, natural stone is usually sealed, and the seal wears with traffic and cleaning. When water stops beading and starts soaking in, it is time to clean and reseal the surface.
Why does my floor creak?
A creak is usually the board or the subfloor moving against a fixing as you step on it. It is rarely structural, but it is a sign something has come loose and is worth finding before it worsens.
Is a hollow tile urgent?
Not by itself, but it will not fix itself and a moving tile soon cracks. It is worth rebonding while it is still intact rather than after it has broken underfoot.
