Garage door stopping or reversing
The garage door starts closing then stops or goes back up, or stops partway when opening. It may work on some attempts and not others, especially in heat.
Gates & Automation
A gate that cannot be opened or secured is treated as urgent.

What usually sits behind this symptom, and what tells one cause from another.
Safety sensors misaligned or dirty
Sensor indicator lights show a broken beam.
Force settings too sensitive
Door reverses without obstruction.
Door out of balance
Door heavy or uneven when lifted manually.
02BEFORE ANYONE VISITS
What you can safely check.
- Clean the sensor lenses near the floor.
- Check nothing is in the door’s path.
- Keep people clear while testing.
- Do not adjust springs yourself.
03WHAT WE MEASURE
We check the safety sensors’ alignment and lenses, then release the opener and test the door’s balance by hand — a well-balanced door stays where it is left halfway. We inspect springs, cables, rollers and tracks, and only then set the opener’s force and travel limits, because force settings should never compensate for a heavy door.
04IN A VILLA
Villa garages often have wide, heavy sectional or roller doors used several times a day, with safety sensors at floor level that collect sand blown in from the driveway. Heat in an enclosed garage also affects springs and openers through summer.
05THE FIX
Which repair, and when.
An unbalanced door strains the opener and can fail suddenly.
Align and clean sensors
Beams are blocked.
Adjust force and limits
Settings are wrong.
Rebalance the door
Springs or cables have worn.
06Typical villa gate callout
AED 200 – 1,100 depending on the fault
Sensor alignment, remote programming and track clearing sit at the lower end. Capacitors, control boards and gearbox work sit higher. Full motor replacement is quoted separately after inspection.
07QUESTIONS
- Can I adjust the springs?
- No; they are under high tension.
- Why only in summer?
- Heat affects sensors, settings and door movement.
- Is reversing a safety feature?
- Yes; it stops the door hitting obstacles.
- Can the opener be replaced only?
- If the door is balanced and sound.
