Roof membrane blistered or cracked

On a flat roof you see bubbles in the waterproofing, cracks in the surface coating, or seams that have lifted. There may be no leak yet, or stains appear inside after rain.

Waterproofing

Active ingress during rain is prioritised. Tracing and permanent repair are scheduled once the source is identified.

01LIKELY CAUSES

What usually sits behind this symptom, and what tells one cause from another.

  • Trapped moisture expanding in heat

Blisters contain moisture when cut and inspected.

  • Membrane aged by UV

    Surface crazed and brittle.

  • Damage from foot traffic and equipment

Damage near AC units, tanks and access routes.

02BEFORE ANYONE VISITS

What you can safely check.

  • Photograph the roof from a safe position.
  • Avoid walking on blistered areas.
  • Check roof drains are clear.
  • Note any ceiling stains after rain.

03WHAT WE MEASURE

We inspect the membrane, test adhesion, check moisture under blisters and around penetrations, and look at drainage. That decides between local repair and renewing the roof waterproofing.

04IN A VILLA

Villa roofs carry AC condensers, tanks and solar equipment, with technicians walking across them. The membrane takes intense sun and heat cycles, and rain is infrequent enough that damage goes unnoticed.

05THE FIX

Which repair, and when.

Splits and blisters let water in at the next rain, damaging ceilings below.

  1. Local repair of blisters and seams

    Damage is limited.

  2. Protect high-traffic areas

    Foot traffic causes damage.

  3. Renew the waterproofing

The membrane is aged across the roof.

06Typical villa waterproofing work

Quoted after survey — always

Cost is driven almost entirely by what the tracing finds and how much has to be lifted to reach it. We do not price waterproofing over the phone, because a number given before the source is located is a guess.

07QUESTIONS

Are all blisters a problem?
Not all leak, but they show weakness worth checking.
Can a coating be applied over the old membrane?
Sometimes, if adhesion is sound.
Why near the AC units?
Foot traffic and equipment damage the surface.
When is renewal needed?
When damage is widespread or the membrane is brittle.
