Water coming in around a window in rain
After rain, water appears on the inside sill, runs down the wall below a window, or stains the plaster at the frame corners. It may happen only with wind from one direction.
Waterproofing
Active ingress during rain is prioritised. Tracing and permanent repair are scheduled once the source is identified.

What usually sits behind this symptom, and what tells one cause from another.
Failed sealant around the frame
Gaps or cracked sealant on the outside perimeter.
Blocked frame drainage
Weep holes in sliding frames blocked with sand.
Water entering above and tracking down
Wet wall above the frame; leak traced from higher up.
02BEFORE ANYONE VISITS
What you can safely check.
- Clean sand from sliding window tracks and weep holes.
- Note which windows leak and the wind direction.
- Check outside sealant for gaps.
- Lay towels on sills during rain.
03WHAT WE MEASURE
We inspect frames, sealant and weep holes, then water-test from outside in sections, starting low and moving up. That shows whether the frame, its seal or the wall above is the entry point.
04IN A VILLA
Villas have large sliding doors and windows on every elevation, and sand blocks their drainage channels. Sealant ages fast in sun, and rain comes rarely enough that leaks go unnoticed until a storm.
05THE FIX
Which repair, and when.
Repeated leaks damage plaster, paint, flooring and window frames.
Clear frame drainage
Weep holes are blocked.
Reseal the frame perimeter
Sealant has failed.
Repair the wall above
Water enters higher up.
06Typical villa waterproofing work
Quoted after survey — always
Cost is driven almost entirely by what the tracing finds and how much has to be lifted to reach it. We do not price waterproofing over the phone, because a number given before the source is located is a guess.
07QUESTIONS
- Why only in some storms?
- Wind direction drives rain into specific weak points.
- Is it the glass?
- Rarely; frames, sealant and drainage are usual causes.
- Can I reseal it myself?
- Small gaps yes, but testing finds the real entry point.
- Do sliding doors leak too?
- Yes, often for the same reasons.
