Outdoor tap leaking at the wall

A garden or terrace tap drips when closed, water runs down the façade below it, or the wall around the tap stays dark long after use. Paint may blister around the fitting.

01LIKELY CAUSES

What usually sits behind this symptom, and what tells one cause from another.

  • Worn tap washer or cartridge

    Drip from the spout when closed.

  • Leak at the connection behind the wall

    Damp around the tap body even when not in use.

  • Sealant around the tap failed

    Gaps around the tap plate letting irrigation or rain in.

02BEFORE ANYONE VISITS

What you can safely check.

  • Close the tap firmly and see if it still drips.
  • Check whether the wall is damp when the tap has not been used.
  • Find the isolation valve for outdoor taps.
  • Disconnect hoses and timers to see if the leak continues.

03WHAT WE MEASURE

We check the tap mechanism, then test for leaks at the connection with the tap closed. Moisture readings around the fitting show whether water is getting into the wall.

04IN A VILLA

Villas have several outdoor taps on façades, terraces, roofs and gardens, often fitted with hose timers that hold the tap under pressure for hours. Sun and heat age washers and sealant quickly, and water that gets into a hollow block wall can travel sideways and appear on an internal wall some distance from the tap.

  1. Replace the washer or cartridge

    The tap drips when closed.

  2. Repair the connection behind the wall

    The concealed joint leaks.

  3. Reseal around the tap

    Water enters around the fitting.
