Same or next day
Water heater dripping or leaking
Water drips from the small pipe at the side of the water heater, collects around its base, or stains the ceiling below a loft heater. The heater may still produce hot water normally.
Plumbing
Active leaks are treated as emergencies. Pressure and drainage complaints are normally same-day or next-day.

What usually sits behind this symptom, and what tells one cause from another.
Relief valve releasing due to high pressure
Pressure measured at the heater above the valve rating.
Relief valve worn and letting by
Valve drips at normal pressure.
Tank corroded and leaking
Water appears from the tank body or base; corrosion visible.
02BEFORE ANYONE VISITS
What you can safely check.
- Switch off the heater’s power at its isolator.
- Place a container under the drip and note how much collects.
- Check where the relief pipe discharges.
- Do not block the relief valve outlet.
03WHAT WE MEASURE
We measure the incoming pressure and the pressure at the heater, test the relief valve, and inspect the tank and connections. That tells us whether the valve is doing its job, has failed, or the tank itself is leaking.
04IN A VILLA
Villa water heaters are often in lofts or ceiling voids above bathrooms, so a slow leak shows up first as a ceiling stain rather than a puddle anyone sees. Booster pumps that serve upstairs bathrooms can also raise pressure at heaters above what their relief valves expect, so the valve opens to protect the tank.
05THE FIX
Which repair, and when.
A leaking heater in a ceiling void can damage ceilings and electrics below; a corroded tank can fail suddenly.
Reduce system pressure
High pressure is opening the valve.
Replace the relief valve
The valve itself is faulty.
Replace the heater
The tank is corroded and leaking.
06Typical villa plumbing callout
AED 200 – 1,400 depending on access
Tap, trap and fixture work sits low in the band. Pump and vessel replacement sits mid. Anything requiring buried-line access or surface breaking is quoted only after the leak is located, because the location determines most of the cost.
07QUESTIONS
- Is a dripping relief valve dangerous?
- It is a safety device; a drip means it needs checking.
- Can I keep using the heater?
- Switch it off until it is checked if water is near electrics.
- Why does pressure matter?
- Heaters have pressure limits; booster pumps can exceed them.
