Same or next day
Split AC unit dripping water into the room
Water runs down the wall below a wall-mounted unit, or drips from its underside onto furniture and floor. It is usually worse on humid days and in the evening, when the unit removes the most moisture from the air. The cooling itself may be perfectly normal — the water is simply not leaving the unit by the route it should.
Air Conditioning
AC failure in summer is treated as an emergency and scheduled ahead of routine work.

What usually sits behind this symptom, and what tells one cause from another.
Condensate drain blocked with slime or dust
Water pooling in the tray and not draining when we pour a measured amount in.
Drain pipe falling back towards the unit
Pipe run checked for level; water sits in a dip instead of running to the outlet.
Unit mounted out of level after redecoration
The indoor unit tilts away from its drain outlet when checked with a level.
02BEFORE ANYONE VISITS
What you can safely check.
- Switch the unit off and wipe up water so it does not reach sockets or wooden floors.
- Look outside for the drain outlet: is it dripping while the unit runs?
- Note whether the dripping started after painting, a new curtain pole or other work near the unit.
- Do not poke wire into the drain outlet; it can split the pipe inside the wall.
03WHAT WE MEASURE
We run the unit, then pour a measured volume of water into the condensate tray and watch where it goes. A tray that holds water means a blockage; water that leaves the tray but returns means a fall problem. We check the unit for level and follow the drain route to its outlet before clearing or re-running anything.
04IN A VILLA
Villa split units often drain through long concealed runs to an outside wall or a floor gully, and those runs collect dust and growth over years of humid summers. Units are also remounted after repainting or renovation, and a few millimetres of tilt is enough to send water out of the front of the tray instead of down the drain.
05THE FIX
Which repair, and when.
Water running down a wall soaks plaster, lifts paint and can reach sockets or wooden flooring below. Left long enough, it also feeds mould behind furniture where nobody looks.
Clear and flush the drain and tray
The run is sound but blocked with growth or dust.
Re-level the indoor unit
The unit tilts away from its drain outlet.
Re-run the drain pipe with a proper fall
The existing run dips or rises along its length.
06Typical villa AC callout
AED 180 – 900 depending on the fault
Diagnostic visit and measurement are quoted up front. Coil cleaning, fan motors and control faults sit at the lower end; compressor and refrigerant work at the upper. Anything involving parts is priced after inspection, never before.
07QUESTIONS
- Is a dripping split unit low on gas?
- Almost never. Dripping indoors is a drainage problem in the great majority of cases.
- Can I still use it?
- Briefly, with a towel or tray underneath, but it is better switched off until the drain is cleared.
- Why did it start after painting?
- Units are often taken down for decorating and rehung slightly out of level, or the drain is disturbed behind the wall.
