Maid’s room or annex circuit tripping

The maid’s room, driver’s room, annex or garden room loses power when two heating appliances — a kettle and a heater, an iron and a microwave — are used together. The rest of the villa is unaffected.

Electrical

Burning smells, arcing and warm faceplates are treated as emergencies and take priority over everything else.

01LIKELY CAUSES

What usually sits behind this symptom, and what tells one cause from another.

  • Circuit sized for light loads

Breaker rating and cable compared with the loads actually used.

  • Annex fed from a sub-board with a small supply

Sub-board supply cable and protection checked.

  • Faulty appliance adding leakage

Trips continue with only one appliance; leakage test on appliances.

02BEFORE ANYONE VISITS

What you can safely check.

  • Note which appliances were running when it tripped.
  • Try using one heating appliance at a time.
  • Find which breaker or sub-board serves the annex.
  • Check appliance leads and plugs for damage.

03WHAT WE MEASURE

We identify how the annex is fed, measure the load with typical appliances running, and compare it with the breaker and cable ratings. We also test appliances for leakage if the trip is on an RCD rather than an overload.

04IN A VILLA

Maid’s rooms, drivers’ rooms and garden annexes were often wired for a light and a couple of sockets, then gained kettles, heaters, microwaves and AC over the years. Some are fed from a long cable to a small sub-board, which limits what can safely run at once.

05THE FIX

Which repair, and when.

Repeated overloads stress cables and connections and can lead to overheating.

  1. Add a dedicated circuit

Heating appliances need their own supply.

  2. Upgrade the sub-board supply

The annex feed is too small.

  3. Repair or replace the appliance

An appliance is leaking to earth.

06Typical villa electrical callout

AED 180 – 1,200 depending on scope

Socket, fitting and single-circuit faults sit low in the band. Fault tracing across multiple outdoor circuits and board work sit higher. Work requiring utility notification is scoped separately and discussed before it starts.

07QUESTIONS

Can I just fit a bigger breaker?
No. The breaker protects the cable; a bigger one without a bigger cable is unsafe.
Why only the annex?
It usually has its own circuit or sub-board with limited capacity.
Is it an appliance fault?
Sometimes; testing shows whether it is load or leakage.
