Façade paint turning chalky
When you rub the external wall, a fine white or coloured powder comes off on your hand. The colour looks faded and flat, and rain leaves streaks below window sills. It is usually worst on the walls that face the sun.

What usually sits behind this symptom, and what tells one cause from another.
Paint binder broken down by UV
Chalk test shows heavy powdering on sun-facing walls.
Interior-grade or low-quality paint used outside
Paint records or the coating’s behaviour suggest an unsuitable product.
Over-thinned or too few coats
Thin film measured; substrate visible in places.
02BEFORE ANYONE VISITS
What you can safely check.
- Rub a dark cloth on several walls and compare the powder.
- Note which elevations are worst.
- Avoid pressure washing hard yourself; it can drive water into the wall.
- Find any records of the last repaint and the products used.
03WHAT WE MEASURE
We chalk-test each elevation, check film thickness and adhesion, and look for cracks and damp that need repair. That decides how much preparation is needed before a new system goes on.
04IN A VILLA
Villa façades take full sun on at least two sides all year, and exterior paint ages fastest there. Repaints done quickly before a sale or handover sometimes use products not suited to that exposure.
05THE FIX
Which repair, and when.
Chalking paint no longer protects the wall, and new paint applied over the powder will peel early.
Clean, stabilise and recoat
Chalking is moderate and adhesion is sound.
Full preparation with primer
Chalking is heavy or the old coating is weak.
Repair cracks and damp first
The substrate has defects.
06Typical villa painting work
Quoted after survey — area and preparation dependent
Preparation is the variable, not the paint. A villa needing crack repair and moisture remediation costs substantially more than one needing coats alone, and we would rather show you why on site than give a number that changes later.
07QUESTIONS
- Can I paint straight over chalky paint?
- Not without cleaning and stabilising; new paint will not bond to powder.
- Why only some walls?
- Sun-facing walls degrade first.
- How long should exterior paint last?
- It depends on product and exposure; sun shortens it.
- Does colour matter?
- Dark colours fade and heat up more in strong sun.
