Rust stains bleeding through paint
Orange or brown streaks or spots appear on painted walls, often below railings, at fixings, at the base of balustrades or in lines that suggest something buried. Painting over them gives a few weeks before they return.

What usually sits behind this symptom, and what tells one cause from another.
Corroding fixings or brackets
Stain centred on a screw, bolt or bracket.
Rusting railing base set into the wall
Stain below the base plate or embed.
Reinforcement close to the surface
Linear stains with cracking or spalling.
02BEFORE ANYONE VISITS
What you can safely check.
- Photograph the stain pattern.
- Check for cracks or bulging near the stain.
- Note whether it is under a railing, light or fixing.
- Avoid scraping deeply if concrete is cracked.
03WHAT WE MEASURE
We trace the stain to its source, expose the corroding steel, and check how far the corrosion has gone. Reinforcement-related stains need concrete repair, not just paint.
04IN A VILLA
Villa terraces, balconies and gates use steel embedded in or fixed to walls, exposed to irrigation, rain and salty air. Corrosion at fixings is common where sealant has failed.
05THE FIX
Which repair, and when.
Corrosion expands and can crack render and concrete; stains will keep returning through paint.
Replace or treat corroding fixings
Fixings are the source.
Repair railing bases and reseal
Embeds are corroding.
Concrete repair
Reinforcement is corroding.
06Typical villa painting work
Quoted after survey — area and preparation dependent
Preparation is the variable, not the paint. A villa needing crack repair and moisture remediation costs substantially more than one needing coats alone, and we would rather show you why on site than give a number that changes later.
07QUESTIONS
- Can stain-blocking paint fix it?
- Only temporarily; the steel must be treated.
- Is it structural?
- If reinforcement is involved, it needs proper repair.
- Why near railings?
- Railing bases often corrode where water collects.
- How is reinforcement corrosion repaired?
- By exposing, treating and reinstating the concrete.
