Sewer smell in a bathroom or utility room
A drain or sewage smell appears in a bathroom, laundry or utility room, often stronger after the room has not been used for a while, or when the AC is running. It may come and go with no obvious pattern.
Plumbing
Active leaks are treated as emergencies. Pressure and drainage complaints are normally same-day or next-day.

What usually sits behind this symptom, and what tells one cause from another.
Dried-out trap in a little-used floor drain or fitting
Trap has no water seal when checked.
Failed toilet seal or pan connector
Smell strongest at the base of the toilet; movement at the pan.
Venting problem pulling seals
Gurgling traps and seals lost when other fittings drain.
02BEFORE ANYONE VISITS
What you can safely check.
- Run water into every floor drain and fitting in the room.
- Check whether the smell returns after a few days of no use.
- Look at the toilet base for staining or movement.
- Note whether AC extraction or exhaust fans make it worse.
03WHAT WE MEASURE
We check every trap in the room for its water seal, inspect toilet connections, and test whether seals are being pulled when other fittings drain. Smoke testing can show where gases enter if the source is hidden.
04IN A VILLA
Villas have floor drains in laundries, maid’s rooms, terraces and guest bathrooms that may go weeks unused. Their traps dry out in the heat, opening a direct path for drain gases. Exhaust fans can then draw air through the empty trap into the room.
05THE FIX
Which repair, and when.
Drain smells are unpleasant and can indicate a leaking connection that also lets water escape.
Refill and protect traps
Dry traps are the source.
Replace toilet seals or connectors
A toilet connection has failed.
Correct venting
Seals are being pulled by poor ventilation of the drainage.
06Typical villa plumbing callout
AED 200 – 1,400 depending on access
Tap, trap and fixture work sits low in the band. Pump and vessel replacement sits mid. Anything requiring buried-line access or surface breaking is quoted only after the leak is located, because the location determines most of the cost.
07QUESTIONS
- Why does the smell come and go?
- Traps dry out and refill with use.
- Is it a blocked sewer?
- Usually not; it is more often a trap or seal.
- How do I prevent it in unused rooms?
- Run water into drains regularly.
