Toilet keeps running or refilling
You hear the cistern refilling when nobody has flushed, or see a thin ripple of water running down the back of the pan. Concealed cisterns behind wall panels make this easy to miss until the water bill rises.
Plumbing
Active leaks are treated as emergencies. Pressure and drainage complaints are normally same-day or next-day.

What usually sits behind this symptom, and what tells one cause from another.
Flush valve seal not seating
Water passes into the pan continuously; a dye test in the cistern shows it.
Fill valve not shutting off
Water level rises to the overflow and runs away.
Debris or scale in the valve
Valve parts show grit or scale when inspected.
02BEFORE ANYONE VISITS
What you can safely check.
- Put a few drops of food colouring in the cistern and wait without flushing.
- Listen for refilling when the toilet has not been used.
- Find the isolation valve for the toilet so you can shut it off if needed.
- Read the water meter with all taps off to see if water is moving.
03WHAT WE MEASURE
We confirm the leak with a dye test, then access the cistern — through the flush plate for concealed units — to check the flush seal, fill valve and water level. Concealed cisterns use specific parts, so we identify the make before replacing anything.
04IN A VILLA
Villas often have five or more toilets, several in rarely used rooms, and many with concealed cisterns behind panels. A slow leak in a guest bathroom can run unnoticed for months.
05THE FIX
Which repair, and when.
A running toilet wastes a significant amount of water over a month and can mask other leaks when you read the meter.
Replace the flush valve seal
Water passes into the pan.
Service or replace the fill valve
The cistern overfills.
Clean scale and debris
Parts are fouled but sound.
06Typical villa plumbing callout
AED 200 – 1,400 depending on access
Tap, trap and fixture work sits low in the band. Pump and vessel replacement sits mid. Anything requiring buried-line access or surface breaking is quoted only after the leak is located, because the location determines most of the cost.

- Use a dye test and listen for refilling.
- Can concealed cisterns be repaired?
- Yes, usually through the flush plate opening.
- Does it affect my water bill?
- Yes, a continuous leak adds up.
