Ice on the AC coil or copper pipes
Frost or a layer of ice forms on the copper pipes at the indoor or outdoor unit, or across the indoor coil. Airflow from the grille weakens, cooling drops, and when the ice melts water may run where it should not. It can look like the unit is extremely cold and therefore working well; in fact it is a fault.
Air Conditioning
AC failure in summer is treated as an emergency and scheduled ahead of routine work.

What usually sits behind this symptom, and what tells one cause from another.
Restricted airflow over the indoor coil
Clogged filters, a blocked return or a slow indoor fan measured against its rated speed.
Low refrigerant from a leak
Suction pressure and superheat out of range when measured with gauges.
Metering device or sensor fault
Pressures and temperatures inconsistent with a simple charge problem.
02BEFORE ANYONE VISITS
What you can safely check.
- Switch cooling off and run fan-only so the ice can melt; put towels below the unit.
- Check and clean the filters.
- Make sure return grilles are not blocked by furniture or curtains.
- Do not chip ice off the coil or pipes; the fins and copper damage easily.
03WHAT WE MEASURE
Once the coil has thawed, we measure airflow and indoor fan speed, then connect gauges to read suction and discharge pressures and calculate superheat. That separates an airflow problem from a refrigerant one. If refrigerant is low, we look for the leak before any gas is added.
04IN A VILLA
Villa ducted systems have long returns and many grilles, and a single closed or blocked return can starve the coil of air. Refrigerant runs between indoor units and roof condensers are also long, with more joints where slow leaks develop.
05THE FIX
Which repair, and when.
Running a frozen coil risks liquid refrigerant reaching the compressor, which damages it. Melting ice also overflows trays and stains ceilings.
Restore airflow
Filters, returns or the indoor fan are the restriction.
Find and repair the leak, then recharge
Measurements confirm low refrigerant.
Replace the metering device or sensor
Readings point to a component fault rather than charge.
06Typical villa AC callout
AED 180 – 900 depending on the fault
Diagnostic visit and measurement are quoted up front. Coil cleaning, fan motors and control faults sit at the lower end; compressor and refrigerant work at the upper. Anything involving parts is priced after inspection, never before.
07QUESTIONS
- Does ice mean the AC is too cold?
- No. It means the coil is running below freezing because air or refrigerant is wrong.
- Can I keep using it once it thaws?
- It will usually freeze again. Find the cause first.
- Is adding gas the fix?
- Only if measurements show a low charge, and only after the leak is found.
